1. Tell us about the roof
Share the property address, building use, roof concern and the reason for your inquiry. If you have photographs, roof plans, previous repair records or association requirements, let us know. Identify the person authorized to coordinate access and make decisions.
For an active leak, describe when it occurs and where it appears indoors. For replacement planning, share the current roof type and your priorities.

2. Confirm the assessment scope
Discuss what will be reviewed, whether additional access or testing may be needed and what reporting is included. Confirm any assessment fees before scheduling. Visible findings should be distinguished from concealed conditions and inaccessible areas.
If you need a particular report for an insurer, sale, board or consultant, explain those requirements at the beginning.
3. Review the roofing proposal
The proposal should define the work, roof areas, materials, responsibilities, exclusions and terms. For a replacement, look beyond the exterior roofing material to underlayment or membrane, flashing, attachment and decking provisions as applicable.
Ask how additional work is documented, priced and authorized. Review payment terms, schedule assumptions and the written warranty documents before agreeing to the project.
4. Prepare the property
Confirm access, staging, vehicles, pets, outdoor belongings and any tenant or community restrictions. Identify who handles occupant notices, equipment coordination and approvals as applicable. Agree on the project contact and the method for communicating questions or changes.
Scheduling can depend on materials, approvals, inspections, weather and actual site conditions. Distinguish anticipated work days from the total time required to move through the project.

5. Carry out the contracted roofing work
The roofing work follows the agreed scope and project arrangements. If concealed conditions or changes arise, use the authorization process established in the contract. Owners and managers should know who can approve decisions and how that approval will be recorded.
The roof needs careful work at its details as well as its visible surface. Ask questions about the assembly and the transitions included in your proposal.
6. Review completion and roof care
Confirm the closeout items included with the work. These may involve the completion review, applicable permit or inspection records, material information, photographs and warranty documentation as defined for the project.
Keep the documents together for future maintenance, repairs or ownership changes. Follow the actual care and reporting requirements for your roof and warranty.
