Know what the roof assessment includes

The word inspection can describe different services. A visual roofing assessment, detailed leak investigation and insurer-requested report may involve different methods, documentation and fees. Before scheduling, explain why you need the assessment and confirm the scope you will receive.

A visible-condition review cannot establish every concealed condition or guarantee future performance. Areas that are inaccessible, covered or unsafe to access may need another method or further investigation. Clear limits make the findings more useful.

Conditions that may deserve attention

Depending on roof type and access, a review may consider visible roofing material, flashing, penetrations, roof transitions, perimeter details and drainage concerns. Previous leak locations and repair areas are useful reference points. Tell us if new equipment, rooftop work or recent weather has changed the roof since the last review.

Ask which photographs or written findings are included and how any recommended work will be separated from the assessment itself. If a concern cannot be confirmed visually, the recommendation may be additional investigation rather than an immediate repair.

Turn findings into an action plan

A useful roof review helps distinguish active concerns from items to monitor. Discuss what should be addressed, the proposed scope and what may reasonably be planned for later. For larger properties, a consistent record of roof areas and completed work helps managers maintain continuity when personnel or ownership changes.

We perform roofing maintenance and repair work within the agreed scope. Examples may involve attention to identified detail areas or removal of debris affecting roof drainage where included and appropriate. The actual tasks depend on the roof, safe access and the proposal; a maintenance visit is not an unlimited repair agreement.

How often should the roof be reviewed?

There is no single interval that fits every roof. Consider the manufacturer guidance, existing warranty, roof condition, surrounding trees, drainage, building use and significant weather events. Commercial properties and associations should also consider how roof access and maintenance records are managed.

Discuss a practical schedule for your particular property. Routine care can identify concerns, but it cannot prevent all damage or remove the need for eventual replacement.

Reports for a sale, insurer or association

Tell us who will receive the report and what format or qualifications they require. A roofing assessment should not be assumed to satisfy a four-point inspection, wind-mitigation report, engineering evaluation, reserve study or other separately defined requirement. We will discuss the requested roofing scope before the service is arranged.

Questions about roof maintenance

Can maintenance stop every leak?

No. Maintenance addresses the included tasks and observed conditions. New damage, concealed issues or conditions outside the scope can still occur.

Will maintenance preserve my warranty?

Follow the terms of the actual warranty, including any inspection, maintenance, repair and recordkeeping requirements. Confirm who is authorized to perform the work.

Can you review several buildings?

Contact us with the locations, roof information and purpose of the review so we can discuss a suitable scope and access arrangements.
