Start with the existing assembly
Flat is a common description, but low-slope roofs still need a system that manages water appropriately. Before recommending work, identify the existing membrane or assembly where possible, the roof's condition, leak history, drainage arrangement and the use of the building below.
Materials that look similar may require different repair methods. A proposal should identify the specific system and compatible details. Product options and availability are confirmed for the individual project.

Flat roof repair and leaks
Seams, penetrations, perimeter conditions and transitions can be relevant to a leak investigation. So can drainage concerns and the condition of previous repairs. An assessment should distinguish visible findings from conditions that require further testing or opening the assembly.
A surface repair may be appropriate for a defined issue, but it should not be assumed to resolve concealed moisture or a broader assembly problem. Ask which area the work covers and what remains outside the repair scope. Roof repair and leak assessment.
Low-slope roof replacement
Replacement planning may involve the existing layers, insulation, attachment, roof-deck condition, perimeter details, equipment and drainage interfaces. The scope should describe what is removed, what is installed and how concealed conditions will be handled.
Where the roof serves an occupied building, coordination matters. Discuss roof-mounted equipment, access, deliveries, staging and the practical needs of tenants or residents. Commercial roofing.
Drainage and maintenance
A roof concern should not be reduced to membrane selection alone. Review visible drainage conditions and identify responsibilities for keeping roof drainage components clear within the agreed maintenance scope. If design changes are needed, determine what additional professional review is appropriate.
Condition records and attention to identified details can support ongoing roof care. Follow the actual manufacturer and warranty requirements for maintenance and repairs. Roof inspections and maintenance.

GAF commercial roofing credential
Palm Roofing & Construction LLC is listed by GAF as a GAF Certified™ Commercial Contractor. Ask which qualifying system and warranty options apply to your project. The credential does not mean every membrane, coating or warranty program is available for every building. View credentials.
Flat roofing questions
Which commercial roof systems do you offer?
Our services include TPO, modified bitumen and built-up roofing, and coatings and restoration for suitable existing roofs. Specific products and availability are confirmed for the actual scope.
Can a coating replace a roof replacement?
That cannot be assumed. The existing assembly, moisture, substrate and product requirements need evaluation. A coating is not an automatic solution for every leaking or deteriorated roof.
Is ponding water only a cosmetic concern?
Standing water deserves assessment in the context of the assembly and drainage conditions. Discuss the observation and any product-specific requirements rather than assuming that adding a surface patch will address it.
