Identify the assembly before choosing the work

Modified bitumen and built-up roofing are related asphaltic roof categories, but they are not interchangeable descriptions of one installation. Existing layers, surfacing, attachment and details influence the work required.

Start with the roof records if available and an assessment of the actual conditions. A proposal should identify the assembly being repaired or installed and the specific methods and components included.

Repair considerations

A roof leak may involve an affected membrane area, flashing, a penetration, perimeter conditions or another detail. The review should consider surrounding conditions and repair compatibility, not just the visible symptom.

Where moisture or deterioration may be concealed, additional investigation can be necessary. Confirm the assessment scope and any testing before proceeding. Roof repair and leak assessment.

Replacement planning

A reroof proposal should establish which existing materials are removed, how deck conditions are addressed, and the assembly and details included in the new work. If any existing material is proposed to remain, confirm the basis, suitability and applicable requirements rather than assuming a recover is possible.

Also review drainage interfaces, rooftop equipment, access, staging and the needs of the occupied building. Work methods and site precautions must fit the selected system and the actual project. Commercial roof planning.

Compare systems with the same scope assumptions

A TPO proposal, an asphaltic roof proposal and a coating proposal may involve different work and suitability requirements. Ask how each option addresses the identified conditions, what remains outside the scope and what written warranty terms apply. The lowest total alone does not tell you whether the same roofing problem is being solved.

Explore TPO roofing, flat roofing and roof coatings for questions to raise when evaluating options.

Questions for owners and managers

Can the existing system be repaired?

Possibly. The affected area, surrounding condition, compatibility and extent of concealed concerns determine whether a defined repair is suitable.

Can another layer be installed over the roof?

That requires review of the existing assembly, moisture conditions and applicable requirements. A proposal should clearly state the approach and its basis.

Should every older low-slope roof be coated?

No. Coating suitability depends on the substrate, moisture, adhesion and product requirements. A coating is not a substitute for assessing the assembly.
